The current owners of
Ive Bank in Ivegill possess a number of old deeds for the property. The oldest of these documents is the following '
indenture' dated 1842, in which a
William Barton Monkhouse purchases the freehold (for £195) from Thomas Lancaster (cattle dealer of Leeds). Lancaster seems to have inherited this freehold from his cousin Ruth, wife of John Topping, who had died childless having inherited Ive Bank from her father Thomas Collin. However it would appear that Frances Monkhouse (widow, and possibly the mother of William Barton Monkhouse) was already living on and farming the property at this time, suggesting that she and her family had been renting it but were now in a position to buy it outright.
The Lord of High Head Manor at this time was named 'Thomas Richmond Gale Braddyll
' and it would seem that he and his ancestors were traditionally paid a small rent for the property, despite it being a 'freehold'!

"This Indenture made the second day of March in the year of our Lord one thousand eight hundred and forty two and is purchase of an act of Parliament make and passed in the fourth year of the reign of her present Majesty Queen Victoria entitled “an act for rendering a Release as effectual for the conveyance of Freehold Estates as a Lease and Release by the same parties. Between Thomas Lancaster of Leeds in the County of York Cattle Dealer of the one part and William Barton Monkhouse of Ive Gill in the Hamlet of Middlesceugh and Braithwaite in the Parish of Saint Mary Carlisle in the County of Cumberland, yeoman of the other part.
Witnesseth that for and in consideration of the sum of one hundred and ninety five Pounds of lawful money of Great Britain to the said Thomas Lancaster in hand well and truly paid by the said William Barton Monkhouse and before the sealing and delivery of these presents the receipt whereof He the said Thomas Lancaster doth hereby acknowledge and thereof doth acquire release exonerate and for ever discharge the said William Barton Monkhouse and executors administrators and assigns by these present'd ----- to the said Thomas Lancaster ----- Hath Granted Bargained sold aliened released and confirmed and by these presents ----- Doth grant Bargain sell alien release and confirm unto the said William Barton Monkhouse his heirs and aseigns All that Freehold close or parcel of Land containing by estimation about Two acres and two roads more or less situate and being in the Parish of Dalston in the said county of Cumberland ----- bounded on or towards the East by the Lands of Joseph Moorhouse on or towards the West by the High road leading to Carlisle on or towards the South by the High Road leading to Macey Bank and on or towards the north by the Land of Daniel Dixon lately part of the commons and waste Lands in the Manor of Penrith and Forest of Inglewood or one of them in the east[?]

Together with all and singular Lands Meadows Pastures Feedings Commons Common of Pasture and Turbary Hedges Ditches fences Ways Waters Watercourses Easements Privileges rights members and appurtenances whatsoever to the said Close or Parcel of land belonging to appertaining or now or at any time heretofore had held used occupied or enjoyed therewith or with any part thereof And the Reversion and Reversions Remainder and Remainders rents issued and profits thereof And all the Estate right title Interest use trust ----- Inheritance property benefit claim and demand whatsoever both at Law and in Equity of him the said Thomas Lancaster ----- of in or to the said Freehold Premises or any part thereof To Have and to hold the said Freehold Close or parcel of Land hereditaments and all and singular other premises herein before mentioned and intended to be hereby granted and Released with the appurtenances unto the said William Barton Monkhouse his heirs and aseigns To the only proper use and Behoof of the said William Barton Monkhouse his heirs and aseigns forever.
And this Indenture further Witnesseth that for the consideration aforesaid he the said Thomas Lancaster Hath Granted bargained sold aliened surrendered and confirmed and by these presents by and with the licence and consent of Thomas Richmond Gale Braddyll Esquire Lord of the Manor of High Head in the County of Cumberland whereof the Customary premises hereinafter mentioned to be granted and surrendered are holden as parcel or of his Steward or Deputy Steward Doth grant bargain sell alien surrender and confirm unto the said William Barton Monkhouse his heirs and aseigns All that ancient Messuage and Tenement or part of a Tenement consisting of a messuage or Dwelling house and Barn and a Close of Land containing by estimation three acres and three roads more or less bounded on or towards the north by the Lands of George Rayson on or towards the South by the High road leading through Ive Gill on or towards the East by the Lands of the said George Rayson and on or towards the west by the Lands of Frances Monkhouse and now in the occupation of the said Frances Monkhouse as farmer thereof -----
All which said messuage Tenement Lands Hereditaments and premises are situate lying and being in the several Parishes of Dalston and Hesket .................. them in the said County of Cumberland and within the said Manor of High Head __ and are holden under the said Thomas Richmond Gale Braddyll as parcel of his said Manor of High Head by payment of the ancient yearly customary rent of Three Shillings and sixpence and dues and duties and services and were formally the Estate of Thomas Collin, on whose decease the same descended and came to his Daughter and heir Ruth the wife of John Topping and on the decease of the said Ruth the same descended and came to the said Thomas Lancaster as her cousin and heir the said never having had any child or children. Together with all and Houses Outhouses Edifices Buildings Barns Byers Stables Garths Gardens Lands Meadows Pastures Feedings Commons Common of Pasture and Turbary Hedges Ditches Fences Ways Waters Watercourses Easements Profits privileges rights members and appurtenances whatsoever to the said customary messuage Tenement Lands hereditaments and premises belonging or appertaining or now or at any time heretofore had held used occupied or enjoyed therewith or with any part thereof And the Reversion and Reversions Remainder and Remainder rents issues and profits thereof. And all the Estate right title Interest use Trust Inheritance Tenant right possession benefit claim and demand whatsoever both at Law and in Equity of him the said Thomas Lancaster of in and to the same premises and every part thereof To have and to hold the said customary Messuage Tenement Lands Hereditaments and all and singular other the premises hereby granted and surrendered or mentioned so to be with the appurtenances unto and to the use of the said William Barton Monkhouse his heirs and assigns forever according to the Custom of Tenant right time out of mind used and observed within the said Manor of High Head Yielding and Paying therefore yearly unto the Lord of the said Manor his heirs and assigns the said yearly Customary rent of Three Shillings & sixpence and doing paying and performing all fines dues duties and services therefore due and of right accustomed.
And the said Thomas Lancaster for himself his heirs Executors and administrators doth hereby covenant and agree to and with the said William Barton Monkhouse his heirs and assigns in manner following that is to say that (for and notwithstanding any act died matter or thing whatsoever by him the said Thomas Lancaster or any of his ancestors made done or permitted to the Contrary). He the said Thomas Lancaster now hath in himself good right and full power to grant release convey and assure the said Freehold Close or parcel of Land hereditaments and premises hereby released with the appurtenances unto the said William Barton Monkhouse his heirs and assigns in manner aforesaid And to grant Bargain sell alien surrender and assure the said Customary Messuage Tenement Lands Hereditaments and premises hereby bargained sold and surrendered with the appurtenances unto the said Thomas Lancaster his heirs and assigns according to the custom of the said Manor in manner aforesaid. And that the said Freehold and customary hereditaments and premises shall and may be quietly held and enjoyed and the rents and profits thereof received and taken by the said William Barton Monkhouse his heirs and assigns for his and their own use according to the respective natures and unused thereof without any let[?]

And Further that he the said Thomas Lancaster and his heirs and all and every other person and persons claiming any Estate right or Interest in the said hereby assured Freehold and Customary Hereditaments and premises or any part thereof respectively through or In trust for him or them or by or through his or their acts means or defaults shall and will at the request and expence of the said William Barton Monkhouse his heirs and assigns make and perfect all and every such further and other acts deeds Conveyances Purchases[?]
and assurance in the Law whatsoever for the further better and more effectually conveying surrendering and assuring the said Freehold and Customary Hereditaments and premises hereby assured with the appurtenances unto and to the use of the said William Barton Monkhouse his heirs and assigns according to the respective natures and Tenures thereof as by the said William Barton Monkhouse his heirs and assigns or his or their counsel shall be advised or required.
